Steps to use Small Business Rate Relief Calculator 2026/27 (England)

Enter the rateable value of your property, say whether it is used for retail, hospitality or leisure and whether your business uses other properties. Pick the relief thresholds (current rules, Budget scenario or your own): the multiplier, relief, gross and net bill and the instalments update as you type.

How Small Business Rate Relief Calculator 2026/27 (England) processes your input

Multiplier: 50.8p from £500,000 rateable value; below £51,000 the small multiplier (38.2p RHL, 43.2p other); otherwise the standard multiplier (43.0p RHL, 48.0p other), plus an optional 1p Transitional Relief Supplement. Relief: 100 % up to the full-relief limit, then (taper end − RV) ÷ (taper end − full-relief limit), 0 % from the taper end. With other properties, relief needs each of them below £2,900 and a total below £20,000 (£28,000 in London), unless the grace period applies. Net bill = RV × multiplier × (1 − relief), shown ÷ 10 instalments. Figures from GOV.UK, last checked 25 October 2026.

Small Business Rate Relief Calculator 2026/27 (England): worked example

Office, rateable value £13,500, no other property, current rules: 43.2p small business multiplier + 1p supplement = 44.2p; gross £5,967.00; relief (15,000 − 13,500) ÷ 3,000 = 50 %; net bill £2,983.50, ten instalments of £298.35.

Estimate your 2026/27 business rates in four steps

  1. Enter the rateable value of your property, shown on your bill or on the Valuation Office Agency valuation service.
  2. Say whether the property is used for retail, hospitality or leisure (RHL): those properties get lower multipliers.
  3. Say whether your business uses any other property and enter the rateable value of each one. Tick London if the properties are there.
  4. Choose the relief thresholds: the current rules (£12,000 / £15,000), the Budget scenario (£18,000 / £21,000) or your own figures. The multiplier, relief, gross and net bill and the instalments update as you type.

Example: an office with a rateable value of £13,500 and no other property. The small business multiplier is 43.2p plus the 1p supplement, so 44.2p: the gross bill is £5,967.00. The relief is (£15,000 − £13,500) ÷ £3,000 = 50 %, so the net bill is £2,983.50, or ten instalments of £298.35.

How business rates and small business rate relief are calculated

  • Multiplier: from £500,000 of rateable value every property pays the high-value multiplier, 50.8p. Below £51,000 the small business multiplier applies: 38.2p for RHL, 43.2p otherwise. In between, the standard multiplier applies: 43.0p for RHL, 48.0p otherwise.
  • In 2026/27 a 1p Transitional Relief Supplement is added to every multiplier. Properties receiving Transitional Relief or Supporting Small Business relief, and new properties, are not charged it: untick the option in that case.
  • Relief: 100 % up to £12,000 of rateable value, then it falls in a straight line to 0 % at £15,000. Between the two: (£15,000 − rateable value) ÷ £3,000.
  • With other properties, relief stays on the main property only if every other one is below £2,900 and the total of all of them is below £20,000 (£28,000 in London). After taking on a second property, relief is kept for 12 months, or 36 months if it was taken on from 27 November 2025.
  • Net bill = rateable value × multiplier × (1 − relief). Councils usually collect it in ten monthly instalments; you can ask for twelve.

Budget of 28 October 2026: what can change

As of 25 October 2026 the relief thresholds are still £12,000 and £15,000. Raising them has been discussed before the Budget, but no new figure has been announced. The £18,000 / £21,000 option is only a scenario to compare; use the custom thresholds to test any other figure.

This page will be updated on Budget day with the announced figures. The date of the last update is shown at the top of the calculator. This calculator covers England only: Wales, Scotland and Northern Ireland have their own schemes.

Questions about Small Business Rate Relief Calculator 2026/27 (England)

How is small business rate relief calculated?

If your property’s rateable value is £12,000 or less you pay no business rates. Between £12,000 and £15,000 the relief falls gradually: (£15,000 − rateable value) ÷ £3,000, so £13,500 gets 50 % and £14,000 gets about 33 %. From £15,000 there is no small business rate relief.

Has the relief threshold been raised to £18,000?

No. On 25 October 2026 the thresholds are £12,000 and £15,000. The £18,000 / £21,000 option is a scenario, not an announcement; the page will be updated after the Budget of 28 October 2026.

Can I get small business rate relief with more than one property?

Yes, on your main property, if every other property has a rateable value below £2,900 and the total of all your properties is below £20,000, or £28,000 in London. After taking on a second property you keep the relief for 12 months, or 36 months from 27 November 2025.

What is the 1p supplement on my 2026/27 bill?

It is a 1p Transitional Relief Supplement added to every multiplier for 2026/27 only, to help fund Transitional Relief. Reliefs apply after it, so full relief still means £0. It is not charged to properties receiving Transitional Relief or Supporting Small Business relief, or to new properties.

Does this calculator work for Wales or Scotland?

No. It uses the rules for England. Wales, Scotland and Northern Ireland have their own relief schemes and rates, linked under the calculator. In every case it is an estimate: check your bill with your council.

Is Small Business Rate Relief Calculator 2026/27 (England) free, and do I need an account?
